Abstract
Transfer of land rights is a right that transfers land rights from a person to a legal entity. In legal transfers, it usually occurs due to legal acts and legal events. Legal events can occur due to inheritance, while in the legal act itself it occurs due to buying and selling, exchange and grants. Legal acts that occur due to buying and selling are usually carried out by agreement and underhand. However, in society, many are still carried out underhand, namely by using customary law or carried out before a notary. Legal protection for unregistered land sales and purchases obtains repressive legal protection and preventive legal protection, namely protection to resolve court proceedings, if the protection is carried out in good faith. In an effort to obtain legal certainty for unregistered land sales and purchases, namely by registering the land in order to obtain legal certainty. Land registration itself aims to provide legal certainty and organize land administration. With land registration, legal protection will be obtained which is felt to not be disturbed and sued by other parties. To guarantee legal certainty, the transfer of land rights through buying and selling requires formal requirements for the seller of land rights and is also related to the procedure for transferring the land rights. The sale and purchase must be proven by a deed made before the Land Deed Making Officer (PPAT).
